The listings you’re missing are already in your system.

We text the owners in your CRM who had an appraisal or a withdrawn listing. Every text comes from your agent, in your agency’s name. When an owner wants to talk, your agent gets the call.

Reply to Tom. You’re the homeowner.

This is the first text an owner gets. Answer it however a real owner might, and the same system we run for agencies replies. Try a yes, a “not yet”, a question, or ask it to stop.

Tom, Ridgeline Property Example agency. Names are made up.

  1. Tom:

Hi Jess, it's Tom from Ridgeline Property. I appraised your Wavell Heights home in March, and we sold one on Elmore St in October. Still on your radar, or parked for now? And if you'd rather I didn't text, no worries, just say so.

  2. Jess:

Still on the radar actually. Could you give me a call?

  3. Tom:

Thanks Jess, good to hear. Is morning or afternoon better for a quick call?

    Tom, Ridgeline Property

  4. Jess:

    Afternoons are best.

  5. Tom confirms the handover:

Tom: I’ve got it. Calling Jess this afternoon.

Most owners you appraise don’t list straight away. Someone has to keep in touch.

They had an appraisal or pulled a listing, then life got busy. Most are waiting, not saying no.

Your agents are flat out winning new business, so the follow-up slips. Whoever is still in touch when an owner is ready gets the first conversation.

How an appraisal usually goes quiet
  1. March Tom appraises Jess’s home. She’s not ready yet.
  2. April One follow-up call. Voicemail.
  3. May to October Nothing. Tom is busy with listings.
  4. November Jess is ready to sell. Who is she talking to?

How it works

  1. Find

We go through your CRM and pick the owners worth a text: appraisals that didn’t list, withdrawn and expired listings, owners who gave you a timeframe, and landlords. Recent records come first, and you approve the list.

  2. Text

Each owner gets a text from your agent, in your agency’s name, in wording you’ve approved. No links and no pressure. Fixed safety rules check every reply before it goes, and anything unusual goes to a person.

  3. Reply

We answer the routine replies and keep in touch at the pace each owner asks for. Anyone who says stop is never texted again, and you’re told.

  4. Hand over

When an owner wants to talk, your named agent gets the conversation and when to call, and taps to confirm. No tap within 30 business minutes, and it goes to their backup, then to you.

Every week you get a report: who we contacted, who replied, who went to an agent and what happened.

It learns from every real owner conversation. When a reply doesn’t fit anything it has seen, it goes to a person. We add an anonymised version, with no names, numbers or addresses, to its rules and examples, so next time it’s handled straight away.

What changes

  • Owners hear from you once after the appraisalEvery owner hears from your agent, at the pace they asked for
  • Follow-up happens when someone has a spare hourIt runs every week, however busy the office is
  • “Not yet” gets forgotten“Not yet” gets a date and a friendly check-in
  • A keen reply waits for MondayIt goes to a named agent, who has 30 business minutes to confirm
  • Nobody knows what happenedA weekly report shows every contact and outcome

Appraisals, pricing advice, listing presentations, negotiation and the sale stay with your licensed agents. We never value a property or negotiate.

How we handle your data and your name

The rules are simple, and they’re in our privacy policy word for word.

What we use

We use a homeowner’s details only for the agency that gave them to us.

Name, mobile, property address and notes about past contact.

What we never do

We never sell personal information, never use one agency’s records for another agency, and never use them to train AI models.

What you control

You approve the list and the wording. When an owner asks us to stop, we act straight away. You’re told the same day. When the work ends, we return the list of people who asked not to be contacted, then delete the records within 30 days.

We use software, including AI models, to sort records, write messages and answer replies. Fixed safety rules check what goes out, and anything unusual goes to a person. Read the privacy policy

Missed-listings check: Ridgeline Property

Prepared by Ethan Geary, NextListing. Agency and numbers are made up.

In short: 126 owners who had an appraisal or a withdrawn listing in the last two years haven't heard from you in 90+ days. About 35% of the records we sampled mention a timeframe, which suggests roughly 44 owners are now due a call.

Counts only. No homeowner details were recorded.

Our honest view: There is enough here to make a 30-day pilot worthwhile.

What it costs

  1. 1. The audit

    Free

A 20-minute count and a one-page result the next day.

  2. 2. A 30-day pilot

    A$1,200

An agreed list, wording you approve, a named agent and backup, a weekly report, written measures and a review on day 25.

  3. 3. Ongoing

    A$1,800 a month

Only if the pilot is working. You say yes at the review, then it’s month to month.

Flat fees only: never a share of commission, never a fee per listing. No GST is charged on these prices.

A 30-day pilot shows conversations and booked appraisals, not settled sales. If it doesn’t show real conversations, you stop.

Questions

We already use RiTA, Rex or our CRM’s automations. Isn’t this the same?

Those are tools someone in your office has to run. We run the whole thing for you: the texts, the replies in your agency’s voice, the handover to a named agent who has to confirm, and a weekly report. Your CRM stays as it is.

How is this different from OpenAgent or Local Agent Finder?

They send you new owners from their own websites and take a share of the sale: 20–30% of your commission (OpenAgent) or 0.395% of the price (Local Agent Finder), as published in November 2026. We follow up owners who already dealt with you, for a flat monthly fee.

My agents already do their own follow-up.

Then the audit will show it. In 20 minutes you count, in your own CRM, how many appraisals and withdrawn listings have had no contact in 90 days. If it’s only a handful, you don’t need us.

I don’t want AI texting my clients.

Texts come from your agent, in your agency’s name, in wording you approve. Software reads each reply and writes the answer, and fixed safety rules check it before it goes. Anything unusual or sensitive goes to a person, and anything about price or selling goes straight to your agent. If an owner asks whether it’s automated, we tell them. You can try it yourself in the demo above.

Whose name is on the messages?

Your agency’s and your agent’s. Every text names both.

What if an owner wants us to stop?

The first text tells them, in plain words, that they can just say so. When they do, they’re never texted again. You’re told the same day. Anything sensitive or unhappy goes to a person, not the software.

What happens to our data?

Your owners’ data is used only to run your follow-up, never sold or used to train AI models, and deleted within 30 days of the work ending. We pool anonymous results across agencies (counts and rates, never names or numbers) to learn which messages work. The details are on the privacy page.

Do you guarantee listings?

No. Nobody can honestly promise listings, and a fee tied to listings would make us an unlicensed agent. A 30-day pilot shows who was contacted, who replied, who went to an agent and which appraisals were booked.

What does my team have to do?

You approve the list and the wording at the start. Your agents accept each handover from a link and, after calling the owner, tap what happened.

We’re a franchise office. Do we need head office approval?

Some groups require approved suppliers. Do the audit first so you have your own numbers to take to head office; we’ll answer their questions in writing.

How fast can it start?

Live within 5 business days of a signed agreement and your approved list.

Every appraisal that didn’t list is a conversation still waiting.

Find out how many are sitting in your CRM. The audit is free and takes 20 minutes. The result is yours to keep.
